The neighborhood
Newport Coast is the newest part of Newport Beach and the least like the rest of it. There is no harbor here and no walkable village. What there is instead is elevation, privacy, and a view corridor that runs from Catalina to the Palos Verdes Peninsula on a clear evening. The Irvine Company master-planned the whole hillside in the late 1980s and 1990s, and the city annexed it in 2002. Almost every neighborhood sits behind a gate.
The buyer here is usually trading something for that privacy. You give up the ability to walk to dinner, and you accept HOA dues that run higher than most of Orange County. In exchange you get an ocean view that cannot be built out, a state park across the road that will never be developed, and a resort at the top of the hill with two Tom Fazio courses. The range is wider than people assume. Attached homes in Ziani and Newport Ridge start well below the estates in Pelican Crest, which is the difference between a starting point and a ceiling most markets never reach.
