A current Comparative Market Analysis (CMA) using local micro-market data and neighborhood trends. We model the danger of overpricing so you can make an informed call, not an emotional one.

We agree on a list price grounded in data and your goals, equity, timeline, and next-chapter plans.

Marketing Your Home

Showing Your Home
Scheduling, lockbox or by-appointment, maximizing curb appeal, accessibility, and feedback collection after every showing.

The Offer Process
Reviewing offers, comparing terms (not just price), counter-offers, and contingency review, with you understanding every line.

Escrow Process
Opening escrow, scheduling inspections and appraisal, negotiating any repairs, coordinating with title and escrow.

Disclosure Requirements
TDS, SPQ, NHD, and any local retrofit requirements. Done right, disclosure protects you long after the sale.

Contingency Removal
Inspection signed off, appraisal complete, loan Clear-to-Close. Then we close & celebrate, and I stay on for relocation help and vendor needs.
